  1. How long has your company been in business and are you licensed, bonded and/or insured? House Huntin Realty LLC is a fully licensed Real Estate company. We have been in business since August of 2006. The current management has been in the property management field of Real Estate for 8 years.

  2. Is your company, or its’ principals, members of any professional Real Estate and/or trade association? We are members of the West Pasco Board of Realtors; The National Association of Realtors; and FARPM, Inc. (Florida Association of Residential Property Managers). We have also successfully completed the Property Management Academy earning the designation of PRM™ (Professional Residential Manager).
  3. How long does it take to rent my property? The time to lease a property depends on many factors including lease rate, location, time of year, and market availability. We normally have a list of people looking for rental properties and try to match them first.
  4. Who pays for advertising my property? All institutional advertising, signage, generic ads, postings on the Internet, and MLS service are paid by the management company and are included in our administrative fee.. Owners are free to advertise their property in other venues at their own expense as long as our company name and phone number are included in the ad as required by Florida law.
  5. How do you qualify prospective tenants? We run a civil background check to verify the applicant has no prior evictions or "skip reports"; a criminal and sexual offender background check; and a financial (credit) background check on all adult tenants applying. We also verify the tenant’s employment or source of income and check references with their previous landlord.
  6. What if I find a tenant? That tenant must fill out our rental application and pass our verifications and background checks to qualify for tenancy.
  7. Who determines the amount of the monthly rental? Prior to determining the lease price of a property, we speak with the owner to see what their price expectations are, we review the condition of the property, we run a comparative analysis to see what the market will bear, and we discuss the findings together. It is not cost effective to the owner nor the property manager to over-state the lease price as a vacant property does not generate revenue for the owner or House Huntin Realty LLC.
  8. When can I expect to receive the monthly rental statement? We process all of our statements on the 10th of the month. Checks are written, direct deposits are deposited and envelopes are stuffed to be put in the mail no later than the morning of the next day. The rest is up to the United States Postal Service.
  9. How often are property inspections conducted? We do a minimum of three property inspections per lease term. The first inspection is done with the tenant upon move-in, the second is half way through the lease term, and the 3rd is upon move out or lease renewal.
  10. How are rental collections handled? All rents are due the 1st of the month and are considered late if not received by end of business on the 5th. Late fees are charged as of midnight of the 5th., If rent is not received by the 6th, 3 day notices to deliver rent or possession are posted between the 6th and the 9th, depending where the weekend falls. If funds are not received by the deadline of the 3 – day notice, we notify the owner that we are starting eviction.
  11. How are late fees handled? Collected late fees are split 50/50 with the owners.
  12. How are maintenance problems handled? We have agreements with local contractors for plumbing, electrical, A/C, and roofing issues. All other repair work is assigned to licensed repair people. Tenants call us when there is a maintenance issue and we assign the job to the proper people. For major, non-emergency repairs, we will supply the owner with two quotes for their approval.
  13. Who pays for maintenance? Unless a tenant causes the damage, the owner pays for maintenance. Tenants are more likely to report repair problems when they know it’s going to be paid for. Taking care of maintenance issues promptly saves the owner money in the long run.
  14. Do you mark up maintenance fees? No. However, if we advance funds and/or shop for materials for repairs, there will be a 10% surcharge added to that invoice. Reimbursement would be due immediately to avoid additional finance charges.
  15. Who handles insurance claims? The property owner handles insurance claims. However, we are more than happy to make ourselves available to adjusters who need access to the property.
  16. Do you give discounts for owners with multiple rental properties? We are willing to negotiate different fee schedules based on multiple properties. Please call for details.
  17. Is property management House Huntin Realty’s only business? Property Management is our primary function. Because we are a fully licensed Realty company, we are also able to work with investors to locate, buy, sell or lease properties.
